    Fund Overview

    Established in 2003, the Arena Childcare Property Fund has invested in a geographically diversified property portfolio of child care centres. The portfolio is supported by sound economic demand drivers and has a diversified tenant base on long term leases that receive significant government funding to operate the child care centres. The Fund currently pays quarterly income distributions to investors.

    Portfolio Overview

    The Fund provides exposure to child care properties and has a broad geographic exposure across Australia and New Zealand. The portfolio of properties is leased on long term arrangements to secure child care service operators and is underpinned by a high land component. Tenants include leading child care service providers Goodstart, NurtureOne, Kids in Care, ABC New Zealand and Preschool Services Australia.

    Strategy of the Fund

    Over the past two years Arena has been stabilising the tenancy base of this Fund and has transitioned 164 of the Fund’s 201 childcare centres to new operators on leases that provide for similar rents but with lease terms to 15 years.
    The fund intends to divest of undeveloped land parcels held within the portfolio and use the sale proceeds to further reduce the Fund’s debt facility.

    The Fund is now in a position to consider capital management opportunities and explore and consider options to provide liquidity to investors.
