About this Financial Services Guide (FSG)
This FSG has been produced by Orchard Securities to help you to decide whether to use any of our services. It contains important information about:
- Who we are;
- The financial services we offer, and the products to which these services relate;
- How we and our related companies are paid for our services; and
- Our internal and external dispute resolution procedures.

About Orchard Securities
Orchard Securities is the financial advisory arm of Orchard Funds Management, and forms part of the broader Orchard group of companies. Orchard Funds Management is one of the largest managers of unlisted commercial property investments in Australia with over $3.5 billion in funds under management (as at April 2008). Orchard’s focus is on structuring innovative commercial property investments that deliver strong income returns, exceptional tax sheltering, and capital growth.
The Services We Offer
As the holder of Australian Financial Services Licence (AFSL) No. 241053, we are authorised to offer advice on a wide range of financial products. In practice, however, we only provide general advice on investments issued by or related to companies in the Orchard group. We will not provide you with personal advice, meaning we will not advise you whether our investments are appropriate for your particular financial circumstances.
When giving general advice, we may provide you with a Product Disclosure Statement (PDS). A PDS contains important information about the product, including how the investment works, its significant risks and expected benefits, and how to invest in it. It is important for you to consider the matters outlined in the PDS, and your current and future financial requirements, before making a decision to hold or acquire any financial products. If you would like personal financial advice that takes into consideration your relevant personal circumstances or advice about a wider range of investments, then we recommend you consult an appropriately trained and authorised financial adviser who is a member of a recognised planning organisation, such as the Financial Planning Association.
We have authorised the production of this FSG and are responsible for the financial services provided. Our advisers represent only Orchard Securities and act only on our behalf; they have not been authorised to provide financial product advice on behalf of any other AFSL holder.
How We And Others Are Paid For The Financial Services We Offer
When you invest in one of Orchard’s investments, we may receive a commission from the product issuer, and companies in the Orchard group, and their directors, shareholders and employees may receive fees, commissions or other benefits. These fees, commissions or other benefits may differ from product to product. The PDS for each investment will set out the fee structure in detail, however examples of fees include a one-off service fee, annual management and expense recovery fees, and in some cases fees for the successful acquisition and disposal of property. Fees can also be obtained when the performance of investments exceed certain benchmarks, and entry fees may be payable on some products. Fees and commissions are generally calculated as a percentage of the total amount invested or under management.
Our representatives, and the employees and directors of related companies, may be eligible for bonuses based on a percentage of their fixed salary for meeting behavioural and financial performance targets, and may also be eligible to receive shares in various companies in the Orchard group. Where someone refers you to us, we may pay them a commission calculated as up to one percent of the total amount you invest. If you would like additional information regarding these matters, please refer to the relevant PDS, or contact us for details.
Our Dispute Resolution Procedures
To let us know about any complaints or concerns you may have, please take the following steps:
Contact the Orchard Securities adviser with whom you have been speaking and explain your concerns.

We will provide you with full details of our internal and external complaints resolution procedures, and will endeavour to resolve your complaint quickly and fairly.
If you still do not get a satisfactory outcome you can contact the Financial Ombudsman Service Limited (FOS), of which Orchard Securities is a member. FOS is an external dispute resolution scheme approved by the Australian Securities & Investments Commission (ASIC).

“Orchard Securities” is used to refer to Orchard Securities Pty Limited ABN 16 091 909 376, holder of Australian Financial Services Licence No. 241053.

“Orchard group” is used to refer to Orchard Securities, Orchard Funds Management, and their related bodies corporate, which are involved in the provision of related services outlined herein.
“We”, “our” and “us” is used to refer to Orchard Securities and its representatives.
